Usually a Mortgage Lender will commission this type of valuation to determine if the property is suitable for mortgage purposes. It is not a survey.
This survey is recommended for many house purchases. It is cost effective and gives you, as the buyer, more information about the house you are buying. It will identify any problems and suggest action you should take before buying the property. It will also identify significant and urgent repairs that are needed and any specialist reports you should obtain before exchanging contracts. It will give you our opinion of value and reinstatement costs for insurance purposes.
This survey is suitable for older properties and is a more extensive report looking at the condition of the property. It will look at the walls, chimney, roofs, gutters, fall pipes, damp proof course, floor ventilation etc. Services are also examined and any action required is identified. External structures such a garages and outbuildings are also inspected.
